Why Invest In Strategic Land

Never has land been in such high demand.

Farmland is essential, yet housing schools, roads and factories are also devouring our land. It is a tug of war where landowners win.

Something here – brief intro? or Heading?

If Prices Keep Rising Housing Could Be Unaffordable for 50% of People!

  • Housing is recognised as a fundamental Human Right.
  • Average property prices are 8x average salaries.
  • Housing has become unaffordable for many.
  • Buying a first home is becoming a distant dream.

As An Investment – Land Is Attractive.

  • Property is the largest investment sector in the world.
  • Some strategic land can sell for up to £1m per acre.
  • Strategic land offers high potential returns up to 10x investment.
  • Demand for housing has momentum that will last for years.

Available Building Land Is Shrinking.

  • Strategic land is essential for building homes.
  • Land is also required for hospitals, schools, roads and other services.
  • Demand for housing keeps increasing as the population grows.
  • Available land is shrinking; population forecast to keep growing.

Opportunity to 10x Your Investment

As farmland gives way to housing, its value can increase enormously. Historically, the benefit of this increase was reserved for developers and large landowners.

Now, by buying strategically placed land, individuals can take part in this opportunity in an affordable way. Plotted offer small parcels of strategic land which could increase in value by up to 10x, subject to being granted planning permission.

The Opportunity

Purchasing land before planning permission is secured is common worldwide, allowing gradual construction as needs grow. Many pay in cash to avoid mortgage costs – mortgage interest alone can double the cost of buying a home.

Investing during a period of sustained demand is often advantageous, and with government support and chronic housing shortages, the outlook remains strong. While unforeseen global events could disrupt markets, these are rare exceptions.

You can opt for immediate certainty by buying land with planning permission—though it can cost up to ten times more—or take a longer-term approach by acquiring land without permission, potentially reaping greater rewards as it gains value.

This strategy is similar to early investments in major tech stocks or cryptocurrencies, where limited supply and rising demand propelled prices upward. Given that shelter is almost as essential as food and water, the current housing shortage underpins the strong potential for land investments.

Supply Is Limited

As an island, UK land is limited  and a popular investment because, like property, you are buying something tangible.

Land will continue to be essential for both food and housing, yet its availability cannot increase. This lack of supply drives up both land and house prices.

Demand Is High

We have a severe shortage of housing in the UK, yet we are not building enough homes and have not done so for years.

Government forecasts show our population will continue to grow; increasing the need for homes. Our limited land supply means more farmland will ultimately have to give way to housing.

Building Boom

To resolve our housing crisis the Government has set a very challenging target of 370,000 homes to be built per year. To assist in achieving this key Labour objective, the Government is making planning permission easier to obtain and is starting the building boom.

Whether Buying for Investment or to Build

Buying land Pre-Planning is standard in many countries as the only way many can afford to buy the home they want.

Buying and Building is the best way:

    1. To get the house Design & Layout that you want.
    2. To own your own home at an affordable price.
    3. To get the specification you want.
    4. To cater for specialist requirements such as;  large families, people with disabilities, non-standard living arrangements, and specific requirements.
    5. To help the environment.

    MOMENTUM INVESTING IN STRATEGIC LAND

Winds are blowing in our favour.

In July 2024, the same month Labour formed a new government, Angela Rayner—Deputy Prime Minister and Minister for Housing—made it clear that annual house-building targets would rise dramatically compared to the previous decade, setting a goal of 1.5 million new homes over five years. To achieve this, she announced changes in planning regulations*¹, creating a more favourable environment for our work.

When the momentum is with you, and looks set to remain so for years, investing becomes all the more compelling. This shift in policy presents a significant upside potential, making now an opportune time to capitalise on the market’s favourable conditions.

    Momentum Investing

An investment made because the sector is being pushed higher and it is likely that it will be for some time because there are factors helping develop a trend causing a pressure for prices to increase.

    Why Now?

Momentum for strategic land is driven by a persistent housing shortage that has accumulated over recent decades, creating a large backlog of demand. This pressure is set to increase further as forecasts predict continued growth in housing needs. In addition, the self-build market is experiencing significant expansion, adding to overall demand. Recognising these challenges, the Government has prioritised addressing the shortfall, supported by policy changes aimed at boosting development in its third term.

    Political Intervention

Targeting 370,000 homes to be built each year of the Labour Government gives 1.5m homes per year. This is an increase of the original Government pledge only 4 months earlier, by an extra 70,000 homes per year.

In order to facilitate this building boom the planning rules have been relaxed to allow more building more easily.

The Deputy Prime Minister has taken responsibility for this pledge and publicised it heavily, so a failure may end her political career. Political motivation is therefore strong.

    Other Factors

Various Policies have been introduced in the last 5 years giving homeowners a greater say in what they can do and encouraging more building.

The main political parties are united in their desire for more homes to be built urgently.

Looking at the last 20 years: Property Prices UP; Rents Up; Land Prices Up; and the underlying reasons are likely to remain for a long time yet.

    Buy 2 Let

Buy 2 Let is losing popularity due to various Tax rises and the imposition of new standards; meanwhile strategic land is a new door opening.

    Summary

Increased Demand, a Shortage of Supply and government making development easier and quicker and changes to Council requirements means the market is going in our favour.

    Warning

Most investment returns shrink as the sector becomes more popular. Already, prices for farmland and pre-planning land have begun to rise. We wouldn’t be surprised to see these prices double, as the investment still makes financial sense and outperforms most, if not all, other sectors.
